Drive-through proposed off Moreno & 8th
Part of a freestanding, 5,005-square-foot commercial building off Moreno Avenue and South Eighth Street would be remodeled into a drive-through restaurant under
plans recently submitted to City Planning.
The 18-year-old, one-story structure is at the northeast corner of the intersection, in the parking lot in front of the Office Depot store.
To make room for the drive-through, the city is being asked to approve a variance to allow 15 parking spaces where 33 are required.
The half-acre property is owned by a consortium of owners with the business name of THJ & J LLC. In a project justification to the city, contracted architect John Nelson explains that there is ample parking in the surrounding lot. Also, part of the building is vacant, and he states that there is currently little demand for the “general retail” allowed in it. “There is a greater demand for restaurant space in this neighborhood, and the parking variance will allow more leasing options which will benefit both this building and the neighborhood.”
The plan is to allow a restaurant on up to half of the building's southern side, Nelson said in a follow-up interview. The drive-through would curve around the west and south sides of the building. Which restaurant would go there is not yet finalized.
Any public comments would need to go to Heather Rose of City Planning at 385-5377 by Nov. 19.
