14 townhomes proposed on West Monument St. property in office zone
A hilly 1.83 acres in the 600 block of West Monument Street would have 14 townhouse units under a plan that has been submitted to City Planning. The
development, proposed by Springs Engineering on behalf of Skyline Development LLC, would require a conditional use approval because the zone is office
residential, according to Ryan Tefertiller of City Planning.
The use does not seem out of character for the block, which consists of a mix of recently built homes, townhomes and office buildings, he said.

He expects to have a staff report ready by Sept. 19, with the request probably going to City Planning Commission at its November meeting.
Within the office residential zone, townhomes are allowed as long as they meet the requirements for R5 (multifamily) zoning, he explained.
The exact address will be 676 West Monument St.
The plan calls for four two-story triplexes and one duplex, on a private street off Monument - the same private street that an adjacent office complex uses.
Each of the townhomes will have a two-car attached garages, the plans show.
