City Planning taking comments on Garner Street RV park development plan
Colorado Springs Planning is taking public comments through Thurs-day, July 13 on a development plan for a 63-pad RV park on the south side of Garner Street.
The 8-½ acre site is on the south side of Garner, about a quarter-mile west of Eighth Street, neighbored on the north by Fountain Creek, and on the west by the A-1 Mobile Village trailer park. Commercially zoned property is to the east, with some residential and commercial zoning to the south.
In addition to the pads, which would be arranged in two loops of 34 and 29 each, a 19,500-square-foot building is proposed as part of the project, according to information included in the submittal to City Planning.
The request for the Garner Street RV Resort is from Lehman Construction Services of Denver, which could not be reached for comment.
City Planner James Mayerl said the project is in keeping with a planned unit development zone for the site that had been approved in 2003. As such, the application can be approved or denied by City Planning.
A 21,300-square-foot warehouse already exists on the property, Mayerl said. It was part of Phase 1 of the project, according to plan information.
The grading that already has occurred on the site is noticeable from traffic driving by on Highway 24.
Although near the creek, the property is out of the flood plain because of the city's Fountain Creek improvements that were completed in 2004, according to a drainage study that is part of Lehman's submission to City Planning.
